OSRS Construction Guide: The Smart Path to Building a Maxed House

Construction is widely considered one of the most useful skills in Old School RuneScape, but it is also one of the most expensive. Because building a fully upgraded Player-Owned House (POH) requires millions of coins, many players postpone training the skill until they can afford everything. However, doing so means missing out on some of the game's best quality-of-life upgrades.

Getting Started

To begin Construction, players need a house. This can be purchased from an estate agent for 1,000 coins or obtained for free through the Daddy's Home quest. The quest is highly recommended because it provides starter supplies, Construction experience, and a tutorial for house building.

Rimmington is often the preferred early location because of its proximity to Phials, who can unnote materials during training. Later, many players move to Hosidius for farming convenience and Mahogany Homes contracts.

Converting logs into planks used to be one of the most tedious parts of Construction. Fortunately, modern OSRS offers much better options.

The Varlamore sawmill is now one of the most efficient locations for plank production due to its convenient banking access. For many Ironmen, it has become the preferred choice.

Mahogany Homes vs Traditional Training

Unlock Kingdom of Miscellania early.

Gather teak and mahogany logs through kingdom management.

Process logs at the Varlamore sawmill.

Train primarily through Mahogany Homes.

Reach level 82–84 Construction.

Use boosts and the Crystal Saw for major upgrades.

Build the Ornate Rejuvenation Pool.
